22 West 74th Street, is an architectural masterpiece and truly the most luxurious mansion currently on the market. This palatial 25-foot wide Neo-Georgian limestone and brick mansion was originally designed by Percy Griffin in 1906. On this historical block, eighteen Neo-Georgian townhouses were built at the turn of the century by the Clark family, who also built the Dakota. The mansion has undergone a complete state of the art renovation and restoration by renowned architect, Erica Tishman and was constructed by Steve Mark of SMI Construction Management with the interiors completed by Jacqueline Segura. No expense was spared utilizing the best of materials and systems while restoring the elegance of its old-world detail.
The interior features six stories and the entire house is just over 10,500 square feet. The exterior spaces total 765 square feet and include a south-facing garden and a large terrace off the fourth floor. There is also the potential for a roof garden with views of Central Park and the iconic New York skyline. There are six bedrooms suites, seven luxurious renovated full bathrooms, four powder rooms, staff quarters, five wood-burning fireplaces, five skylights and ceilings that soar up to just under 13 feet. The elegant entertaining rooms all have grand-scale and include a salon, a living room, a formal dining room, a windowed eat-in kitchen with a breakfast room, an entertainment room, two media rooms, a library, and two offices. The home seamlessly integrates a historical restoration with all the modern conveniences and technology of today. An elevator services all of the floors as well as two staircases. The systems include eight-zone central air conditioning, a humidification system, Lutron lighting, motorized shades, an automatic watering system for all the outdoor spaces, and a whole house water filtration system. A Crestron Total Home Technology system integrates the extensive audio/video components, the HVAC system, and the security system. Throughout the residence, there are original recast moldings, new hardwood floors, custom millwork, olive knuckle hinges, Nanz hardware, and new windows.
